The information that you should let us know
Ideally, you will provide us with the following information in order to best match a property with your specific needs:
- What exactly are you after - house/land package/duplex/town house/or unit?
- Which areas are of primary interest to you?
- In the case of house and land packages, how many bedrooms and what size of land do you prefer?
- Are you ready to buy now? If not, when do you expect to be in a position to buy?
- Are you living in South East Queensland? If not, when are you available to inspect?
- Are you familiar with South East Queensland?
- What is your preferred price range?
- Have you seen your bank manager or mortgage broker to assess your borrowing and buying capacity?
We also take this opportunity to outline for you our established procedure in helping purchasers succeed in securing the property they are after:
Step One
We will help you to identify a suitable property based on the information provided by you above. We will provide you with full information on the identified property for your study and agreement.
Step Two
We will arrange for you to inspect your preferred property. Depending upon where you live, you should allocate between a half and a full day for this purpose. If you plan to arrive by air, we will pick you up at Brisbane airport and show you around to see the developments and facilities in the area and to inspect the property we have helped you to select. You may also choose to inspect completed homes and display homes.
When you are satisfied with your selected property, you can reserve it by placing as little as $1,000.00 as a refundable holding deposit to the land developer’s trust account.
Step Three
You sign a contract "subject to finance approval" which is forwarded to the land developer and we assist you with your finance application. Your copy, once signed and dated by the land vendor, is sent to your solicitor.
On finance approval, the contract becomes unconditional which may require the balance of up to 10% of the land price, followed by land settlement.
Once the builder has the approval to commence construction from the council’s agent, he will call for the 5% deposit on the house, followed by four more progress payments until the point where the final payment is to be made and the house is handed over to the owner.
A complete service
We will put everything together for you. We monitor the construction of your house, provide you with progress reports, etc. As an investor, we will help you to appoint our recommended local property manager who specialises in leasing out properties in your area.
From start to finish of the construction phase, each home built is closely monitored by the builder, with an eye for detail and who ensures quality control at all times. Additionally, Property Queensland also provides feedback to each client on progress through the various stages of building, including stage photos, once construction commences.
So we monitor the entire process from start to finish and have many happy clients, many of whom have since become multiple buyers (see “Testimonials”).
